And for all we know they are working on city hubs it would make sense with the public trading to have areas to trade in and big cities make the perfect way to do exactly that.

So i think q4 2022 is very probable.

When they say "Not Blizzard soon" what I get from that is that it is 100% not going to be 2020.
2021 is very possible as it gives them a full year to work on the game and then have another full year to prepare for release. Of course it is still possible for 2022, but I feel like that's a bit too much. And people saying 2025 have to be joking.
Diablo 3 did take 4 years from announcement to release and it was very frowned upon. There is no other Blizzard game that took this long to release. Even Overwatch with an extended beta took around 2 years. So I think 2 years is very possible, 3 at worst if something goes horribly wrong and they have to redo some parts of the game.
From the Kotaku leak that we got, it was said that they restarted the project in 2016, which means they worked on what we've seen so far for less than 3 years. I think if you add another 2 years the game can be finished. The engine is always the thing that takes the longest to do and they have nailed it.

Diablo has much more skills, needs a singleplayer campaign and is supposed to be mmo like. Feedback from demo streamers was that it is still VERY early.
